The best way to find out what your home is worth is by getting to know as much as you can about the other homes in your neighborhood that have recently sold. You can also spend a weekend attending OPEN HOUSES in your neighborhood and comparing the features of your home with those of the properties for sale. Pricing real estate and determining market value can be somewhat subjective. If you asked every real estate agent in Rapid City, they would probably each come up with a little bit different price. REALTORS who work with numerous buyers have probably been "out and about" more and will have a better idea of the price and condition of comparable homes more than an agent who works more exclusively with sellers. All REALTORS have access to the Multiple Listing Service database that documents every house listed in the MLS that has recently been listed, gone under contract, or has been sold. With this data, they should all be able to come up with a fairly accurate price for your home. BE REALTISTIC! Don't be enticed into listing your property just because the agent is willing to list the home at a price greater than market value. Odds are you will end up cutting your price within a month or two after the initial appeal to prospective buyers will already have worn off. Basic improvements you've made to your home will most likely help it to sell quicker but will not necessarily increase the home's value. The location and general upkeep of your home and neighborhood play a much more significant part in the value and desirability of your home than any other factor!
